What is Harbour Homes' building process?

Our success relies on our commitment to building quality homes and providing customer satisfaction with every home we build. Harbour Homes understands how important your new home is to you and that the process is as important as the end product.

Each Harbour Home has an assigned superintendent responsible for constructing your new home and overseeing every phase of your home's construction, ensuring that the final product meets all expectations. The process follows a logical step-by-step process and moves along briskly, aimed at getting you moved-in to your home as soon as possible. To make sure you are informed and involved in every phase, your sales agent will remain your primary point of contact throughout the process. After you move into your new home, a helpful customer service team will answer any questions you may have.

The process is divided into nine phases:
1. Pre-Sale
2. Foundation
3. Framing
4. Rough-in
5. Finishes
6. Trim
7. Detailing
8. Final orientation
9. Moving day

Pre-Sale
In the pre-sale stage you are invited to sit down with our sales person to review your new home. Together you will confirm the placement of the home, review floor plans and choose your personal options and find out what to expect during the building process. This is the optimal time to choose all your options to create your Dream Home. Once city and county requirements are cleared, construction can begin. Your sales agent will remain your primary contact throughout the process.

Foundation
The foundation is the concrete structure that supports your entire home. The time it takes to build the foundation varies depending on your city’s inspection codes and geographic location. The structural engineer determines the foundation system for your home and the superintendent pours the foundation. This phase takes about 1 week.

Framing
The frame is the skeleton of your home. All Harbour Homes have wood frames. Bay windows and fireplaces are placed in the framing stage. This phase takes about 2-4 weeks.

Rough-in
If the frame is the skeleton, then the rough-in is the internal parts of your Dream Home. Items and options installed in this phase include air conditioning, heating, ventilation, plumbing and electrical wiring. If you’ve opted for special security systems or pre-wiring for your stereo and entertainment centers, installation takes place at this point. This phase takes about 2-4 weeks.

Finishes
This is when the fun really starts. This is the midway point of the building process. The finish is the detail of your new Dream Home. It includes drywall, roofing, siding, the driveway and all major interior and exterior surfaces. All the time spent choosing options is starting to come to life. During this phase you will begin to recognize the Dream Home you customized and really see the home you’ll be living in. These finishing touches are what help to make the home start to look like YOUR new home. Countertops and cabinets are installed, and the home is painted and stained. Hard surfaces are laid in the kitchen and bath and any additional plumbing and electrical projects come to completion. This phase takes about 2-4 weeks

Trim
The team installs faucets and sinks, light switches, towel bars, doorknobs and all the small hardware you’ll be using on a daily basis. This phase takes about 3-4 weeks.

Detailing
Workers wait until this final stage to install the flooring in the interest of protecting your carpets and hardwood surfaces from boots, nails and dust. Any minor adjustments take place at this stage like window screens, drywall and paint touchups. Your Dream Home is given a thorough cleaning and is ready for a final walk-through. This phase takes about 2 weeks.

Homeowner Orientation
This occurs five (5) business days prior to your closing date. Our knowledgeable Customer Service team will walk you through your house, room by room, inspecting all aspects of the house.

Closing
Your appointment with escrow should be scheduled by the time you have your Homeowner Orientation. Signing should take place at least two (2) days prior to your closing date.

Key Turnover
This occurs after your closing documents have been signed, funds received in escrow and the transaction has been recorded. Customer Service will contact you and schedule a time to meet at YOUR NEW HOME, review the orientation list of repairs (if any). We require your signature one more time on the orientation form and then we give you shiny new keys to your beautiful Harbour Home.
